Introduction

Cadence Clubhouse will be a market cafe located inside Pro Bike+Run, which will feature a market stand selling local farm products, a coffee house, and a juice, smoothie, & wellness bar. Additionally, a bar serving beer, wine, and spirits will be open to all who enjoy the North Park area. Like Spanky, Alphalpha, Darla, Waldo, Buckwheat, Porky, Stymie, Butch Froggy, Uh-Huh and the rest of the Little Rascals gang we all need a clubhouse to retreat to after a great adventure with friends. We are raising community money for the clubhouse because this is ‘our clubhouse’ and that’s the way a real clubhouse is built, all our friends investing time, energy and money.

We are looking to borrow up to $107,000 at 6.00% over 36 months. Please note, that this loan will be backed with a personal guarantee from myself, Craig Cozza. We are hoping to have as many investors as possible and would ask for investments ranging from $100 - $1000 per person.

 

 


About Cadence Clubhouse @ Pro Bike+Run

Pro Bike+Run’s mission is to share what we all love: riding, running, endorphins, adrenaline, being with friends and making new ones, disconnecting with tech and connecting with what’s real. Good old fashioned fun and enJOYment. Getting out and having a great experience and hanging out with lotsa like-minded friends. Cadence Clubhouse is now forming and all 35,000+ Pro Bike+Run customers will be offered free memberships, this will be our clubhouse inviting all to come to hang out with us. Feeding mind, body, and spirit is what we are all about – connecting with what’s real. The world is changing exponentially and it’s not all for the better, we need to grasp onto and support the good by supporting everything local, natural, healthy, organic, and getting out and being in the community, for us and especially our kids!

The Project

We are under construction with the market cafe which will sell farm fresh eggs, milk, local honey, seasonal fruits and vegetables, farm-fresh sandwiches, paninis and much more. The coffee bar is under construction and equipment is in and ready to be installed. We have a $32,000 contract with Mechanics Coffee for equipment and install (featuring amazing Italian made mod bar and much more). The juice and smoothie bar is also under construction and we are working with two local companies for equipment and product. The $6,000 H2prO water machine has been ordered providing club members with fresh, ph balanced, antioxidant water. The beer, wine, and spirits bar is under construction, the $85,000 license was applied for about 60 days ago and walk-in cooler is in the design phase. The final table and chair selections will be made and ordered in August. We have invested millions in designing and building this community asset for people to really enjoy North Park and the awesome community of people that enjoy the park, from walkers, runners, hikers, dog walkers, cyclists, fisherman, kayakers, boaters, the family and friends outings in the pavillions and all those just getting out there. This community helps employ our super passionate team of employees that love what they do and we want more people to enjoy life the way we all do now. Thus we want to offer our community the opportunity to invest in what we all believe in and love. About the Owner

I grew up with two brothers and wonderful, loving parents at Guilford Lake, Ohio (about an hour west of Pittsburgh). We grew up country, outside all the time, working, playing organized and lotsa backyard sports with friends and family around the lake, riding everything we could, family picnics every weekend – Lotsa good old fashioned community that is so challenged nowadays. This is our way of fighting back and trying to preserve community, technology is good but in moderation and we all need to find that balance, our kids especially need that help and guidance. I am blessed with four kids, three early teenagers at home and my wife Sherri. We're all ‘living it’ - super active and out there in the community. I’ve been very blessed to be in this place that we can invest so deeply in our passion. I ride and race on the road and dirt with our UPMC/Pro Bike+Run Team, where I earned the right to wear stars and stripes bands for life by winning two cyclocross national championships. And lots more silver medals than gold but I got two. There’s a lot of humility in getting out and working hard, one of my favorite quotes is by Greg Lemond (3x Tour de France winner) ‘It never gets easy, you just get faster’, I’ve been very blessed in the commercial real estate business to be in this place that we can invest so deeply in our passion and look forward to growing this together, in community.

 


The Location

Cadence Clubhouse is located at 9999 Kummer road inside the Pro Bike+Run barn. The space is approximately 7,000 sqft plus outside decks and 3,500 sqft under the building event space that opens to the creek. If you choose to invest, you will make a one-time investment via ACH that will be transferred to a secure escrow account. If the campaign successfully reaches its target, the funds will be distributed to CE Communitas, LLC.

How Honeycomb is Compensated

Honeycomb charges CE Communitas, LLC. a $250 posting fee and a 6.0% - 7.0% loan origination fee on the total amount funded.
